10 Tips To Finding The Perfect Home


Buying a home is a huge milestone in anyone’s life. But making sure the house you purchase won’t end up costing you more than benefiting you is key. It can seem a little overwhelming trying to find a home that matches your tastes, satisfies your immediate needs, has enough space, etc. which leads to structural elements being overlooked. You don’t just want an attractive home, you want a home that works for you and doesn’t eat into your wallet once you move in. This list of things to look out for should put you on the right track when it comes to buying your dream home.

 

  • Look out for cracks in the foundation, walls, drywall, etc. This is never a good sign and could point to issues you may have in the future including uneven flooring, roof issues, or even leaks in basement walls.
  • Look for signs of water damage or intrusion in the basement, attic, and crawl spaces. Water damage can be costly and cause issues down the road even if there aren’t issues now.
  • Check out the exterior walls for peeling paint, cracks, rotting wood, or other signs of decay. Paint peeling could be a sign of either looming moisture issues or it needs to be repainted altogether. If there is rotting wood or signs of decay, this points to a moisture or water issue and could be a symptom of mold growth in the home.
  • Look for gutter debris or clogged rain spouts. Although this is a pretty simple fix, if this is a presenting issue when looking at a home, who knows what other elements have not been maintained.
  • Take a peek at the HVAC system. What kind is being used? Are the filters clean? Has it been serviced or maintained recently? This is a major element to be checked as it can be extremely costly to have it replaced or major problems fixed later.
  • Look out for uneven floors. This points directly to a compromised foundation or significant water issues. It can also be costly to replace later.
  • Check under sinks for signs of previous or current leaks or water damage. If there was a prior leak, look for mold especially. Leaks are fixable and will not spread mold if taken care of properly but this is definitely something to check on as mold damage can spread quickly and become a massive problem.
  • Turn on showers and sinks and test flush the toilets. It’s the little things that make a house feel like a home and low water pressure is not one of them.
  • Check out the number of electrical outlets in the home. Outlets are the staple of remote working, decorating, and convenience in the home so if there aren’t as many as you need, this is something to consider. It doesn’t necessarily have to be a deal breaker as it is not too expensive to install more but if there is a significant difference between how many you need and how many there are, you may need to think on it.
  • Take a look at the breaker box and be sure it is accurately labeled. This does not have to be a deal breaker but it is very helpful and will keep you from the guessing game or having to reset everything.
